INTRO

In a cozy corner of Argyle, Texas, Irwin Construction took on the challenge of transforming a dated bathroom for previous clients and good friends. We’ve been fortunate enough to remodel several homes on this quiet street over the years. We renovated this particular home several years ago when it was owned by another family we loved. The Franklin Farmhouse was what we called the previous Kitchen, bathrooms, and sunroom remodel. The only space left untouched at the time was the master bathroom.

When the new owners moved in, they knew they would want to update it to match the modern farmhouse style of the rest of the home. With a respectful nod to the ’90s, a quirky corner jacuzzi, and the warmth of carpeted floors, the planning began. Armed with Sherwin Williams’ paint palette, custom tiles, and a blend of matte black and champagne gold fixtures, we reshaped the space completely. Our client sought a modern yet comfortable aesthetic with a touch of southwestern flair. The existing challenges were substantial, ranging from an outdated 90’s style to a carpeted bathroom, an unwarranted shower bench, and a less-than-desirable corner jacuzzi tub. The space also had cultured faux marble, a large vanity mirror, dated fixtures, and a longing for towel storage.

Our main goals for the project were:

  • Modernization: Update the outdated ’90s style of the bathroom to achieve a contemporary and timeless aesthetic that aligns with current design trends.
  • Maximize Space & Improve Flow: Optimize the layout and spatial arrangement to make the bathroom more functional and visually spacious, addressing challenges such as the corner jacuzzi tub and unwanted shower bench. Adjust the layout and operational direction of doors, including the addition of a pocket door, to improve the flow and accessibility within the bathroom.
  • Create Focal Points: Introduce focal points like a the double sided fireplace, fully tiled walls, the full length mirror on the sliding barn door, and unique tile selections to draw attention and add visual interest to key areas within the bathroom.
  • Strategic Budgeting: Exercise a thoughtful approach to budget allocation, identifying areas where cost-saving measures can be implemented without compromising quality while strategically choosing elements worth splurging on to enhance the overall luxurious feel of the space. The project aims to strike a balance between practicality and indulgence, showcasing a keen understanding of where to save and where to invest for maximum impact.
  • Enhance Comfort: Infuse a sense of comfort into the design through the use of warm, natural stained wood and a color palette that creates a welcoming atmosphere.
  • Storage Optimization: Provide ample storage solutions, including a custom vanity and cabinetry, to address the need for practical storage space and reduce clutter.
  • Coordinate Finishes: Achieve a cohesive and stylish look by coordinating finishes, such as matte black and champagne gold hardware, throughout the bathroom for a harmonious design.
  • Optimize Lighting: Enhance the overall ambiance and functionality by strategically placing lighting fixtures, including vanity lights and accent lighting, to create a well-lit and visually appealing space.

DURING

The first step in our solution involved a complete demolition—stripping away the old carpet, tile, and cabinetry. A bold move indeed, but necessary for a fresh start. The shower pan was rebuilt, and the bathtub was repositioned along an adjacent wall to enhance the shower size, allowing for multiple shower heads. Plumbing manifolds were relocated to accommodate the new layout, and the shower bench was eliminated, making room for a custom glass corner shower that maximized space and improved foot traffic flow.

With the canvas cleared, we set out to create a custom vanity and cabinetry to house sinks and modernized mirrors. Our design maximized drawer space, incorporating soft-close hinges and in-drawer electric outlets for small appliances. To further optimize space, we changed the operational direction of the bathroom doors, converting the entry into a pocket door and transforming the closet door into a mirrored sliding barn door.

Recognizing the impact of lighting on functionality and ambiance, the project strategically incorporated canned lighting to infuse the bathroom with a significant amount of light. This thoughtful addition not only brightened the space but also proved especially beneficial for daily routines like getting ready, ensuring a well-lit and inviting atmosphere.

In an effort to optimize the layout and accommodate the new tub and tile accent wall, the project involved closing in the existing window. Despite this change, the meticulous lighting design succeeded in mitigating any sense of loss, showcasing how a well-lit environment can seamlessly compensate for the absence of natural light. The result is a bathroom so brilliantly illuminated that the former window is not missed, emphasizing the project’s commitment to both style and practicality.

This unique sliding barn door not only served as an innovative space-saving solution but also doubled as a full-length mirror, adding functionality and aesthetic appeal to the room. The integration of contrasting finishes—champagne gold and matte black hardware—added character without perfect uniformity. The addition of custom heated floors with a smart thermostat and programmable schedule brought warmth, which is particularly welcoming during the winter.

A two-sided fireplace became a key design element, positioned above the bathtub for both functional warmth and aesthetic appeal. The black quartz countertops, repeated in the shower niche and curb, provided a beautiful contrast. Focal points included a full wall tile behind the shower and an opalescent vanity wall, showcasing a mix of tile sizes for visual interest.

Fixtures were carefully chosen for their champagne gold look and knurled textured handles on the Brizo faucet pieces, adding a contemporary feel. Wall mount fixtures were prioritized over counter-mounted options for their beautiful appearance, making countertops and surfaces easier to clean. This decision not only enhanced the sleek, streamlined look but also provided a high-end touch with a single handle instead of the traditional three.

A luxurious shower system featuring a large rain shower head, traditional shower spray, and a handheld wash system was installed. A custom-sized shampoo niche, recessed into the pre-existing wall, accommodated favorite products and showcased various tile patterns.

The culmination of these efforts resulted in an exceedingly happy client who now spends more time in the bathroom than almost anywhere else. The space is not only more functional but also reflects a polished, high-end look achieved within budget constraints. This project stands as a testament to the collaborative success between the client and Irwin Construction, setting the stage for future transformations.
