The Franklin Farmhouse was a very fun project for us! Our clients were long-time friends who had moved back to the area after years of living out of state, and their modern farmhouse style is very similar to the style we prefer for our own home. The house is in an ideal location on a lot with plenty of elbow-room and lots of mature trees. Built in the early 1990s, the house was the perfect size for a growing family, yet felt bland and generic. Our clients’ goals were to increase the functionality of the house for their family’s needs while also updating the style of the home.
Before
The house had been well cared for and was in great shape, but was lacking in character. Light carpet spanned most of the interior, while beige tile adorned the kitchen and bathrooms. There was already an open floor-plan, and the main space that our clients felt wasn’t functional for them was the sunroom. They opted to transform this area into a playroom as it’s located right off the kitchen and living areas. Most areas throughout the house needed aesthetic changes in order to feel homey.

The Process
Our clients started the process of their renovation by painting the kitchen cabinets and replacing the countertops with Minas Soapstone. We then finished out the kitchen by modifying the cabinets to install a farmhouse sink, installing a subway tile backsplash, and updating lighting throughout.
We removed all current carpet and tile and installed hickory hand-scraped hardwood flooring. In the living room, we re-surfaced the fireplace with marble tile, painted the mantle and wood molding, and installed shiplap above the mantle.
In the powder bath we installed white octagon and dot floor tile, accented the walls with shiplap, and installed a custom vanity (made by Jesse McKee) with a quartz counter. The guest bath received a similar facelift, with new floor tile, new paint for the current vanity, quartz countertop and shiplap above the vanity. We also installed a new shower surround with 4″ x 16″ tile – a spin on the traditional 3″ x 6″ subway tile!
The playroom is one of the most fun transformations in the Franklin Farmhouse. Hardwood flooring was installed here to match the rest of the house, and shiplap was installed on the walls to coordinate with the bathrooms and fireplace. We also included a huge chalkboard wall for our clients’ son to draw on!
