The best renovations go beyond solving problems — they redefine how a home feels and functions. This North Texas kitchen remodel did exactly that, transforming an outdated 1978 layout into a warm, open space built for connection and family life.
Our clients loved their home, but after years of living with a 1978 kitchen, it was time for a change. They dreamed of an open, functional layout that connected the kitchen, dining, and living spaces — a place where family life could flow naturally and safely.
Our team specializes in transforming dated layouts into intentional, family-centered spaces that blend modern comfort with timeless craftsmanship. BEFORE
When our clients first shared what wasn’t working, it was clear the layout was holding them back. Their kitchen felt cramped and closed off, with minimal counter space, limited storage, and poor lighting that made the space feel even smaller. Despite loving their home, the kitchen simply didn’t fit the way their family lived anymore.
Built in 1978, the home had all the charm of its era — but also the challenges. The outdated stove had become a safety concern, with one burner that wouldn’t turn off, and as their kids began learning to cook, functionality and safety became a top priority. When we asked our clients what the space was like before, and what was working for them and what wasn’t, here’s what they shared:
“It was like a cave in here,” they told us. “So dark. One burner wouldn’t turn off, and there wasn’t anywhere to put anything. It technically worked, but it didn’t work for us. We loved the house, but the kitchen just didn’t fit our family anymore.”
While the home’s layout had once worked for the family, daily life had evolved. What they needed now was an open, light-filled kitchen that connected seamlessly to the dining and living areas. A space where everyone could gather comfortably and enjoy time together.
For them, this renovation wasn’t just about updating finishes or replacing appliances. It was about designing a home that reflected the way their family truly lives — open, connected, and full of warmth.
DURING
Creating a kitchen that felt open, bright, and functional meant starting from the bones of the home and rebuilding with intention.
Our Irwin Construction team began by removing the upper furdown cabinets and the wall that once separated the kitchen from the living room. This was a major step in creating a more connected floor plan. To safely carry the structural load, we installed a double LVL beam in the ceiling, then widened the doorway to the dining room so the three spaces could finally flow together. As our client shared:
“The house had that original boxed-in layout. Once the walls came down, you could see the potential immediately — everything felt bigger, brighter, and more connected.”
With the new structure in place, we reframed openings to include pocket and double doors that not only improved access but added architectural character. The 10-lite glass doors allow natural light to move freely through the home, transforming what once felt dark and closed off into a bright, inviting space that feels both modern and timeless.
Inside the kitchen, custom Shaker-style cabinetry introduced thoughtful storage and enduring style. Every cabinet was designed with a purpose — deep drawers, tall pantry storage, and even a dedicated coffee cabinet that has become one of the family’s favorite features.
“Almost every morning starts right here, I open the coffee cabinet, make my coffee, and it’s all organized. Everything has a place now — it just makes life easier.”
Every design choice from the cabinetry layout to the placement of appliances was made with functionality and flow in mind. The new arrangement provided generous counter space and improved efficiency for everyday life.
To complete the transformation, we layered in quartz countertops, a classic tile backsplash, and luxury vinyl plank flooring that flows seamlessly into the adjoining rooms. The ceiling was scraped and retextured, trim and doors were refinished, and new LED lighting brightened every corner, bringing the entire main floor to life.
By the end of construction, what began as a kitchen update had evolved into a whole-home refresh — extending the same craftsmanship and cohesion into the dining, living, and office spaces.
AFTER

The finished kitchen is bright, open, and effortlessly functional — a true reflection of the family who calls it home.
Where there was once a dark, cluttered room, there’s now an inviting, modern kitchen that feels spacious and connected. The new layout provides clear sightlines between the kitchen, dining, and living spaces, making family gatherings easier and everyday life flow more naturally.
As the homeowner shared:
“It just makes everything better. There’s space to cook, to breathe, and to enjoy being in here. Everything has a place, and it’s easy to keep clean. It’s such a peaceful space now.”
For our team, this project holds even deeper meaning. It marks the fifth renovation we’ve had the privilege to complete for this family — a relationship built on trust, collaboration, and shared ideas. Each project has represented another chapter in how their home has grown and evolved with them.
“I’ll say it a million times. I don’t want anybody else in my house. There’s not a crew that you can find or work with that is attentive as far as like attention to detail goes. They are precise. And if they’re not precise, they’ll fix it. This is the reason you work with somebody, like this is there’s human hands involved and that’s when craftsmanship matters.
I’ve heard horror stories of people with contractors. Contractors just not showing up when they say they will or starting a job and not finishing. These are the stories you hear from people all the time, and the opposite is true of the Irwins.”
Those words mean the world to us, because they capture what defines our design-build process — communication, craftsmanship, and care. Behind every project is a team dedicated to doing what’s right and creating spaces that bring peace, connection, and purpose to everyday life.
From removing walls and adding structural beams to building custom cabinetry, quartz countertops, and light-filled doorways, every part of this renovation reflects the same guiding principles: intention, integrity, and timeless craftsmanship.
